Inside The Property
In the kitchen you should find all appliances, crockery, cutlery and cooking utensils that you should need during your stay.
Beds will be freshly made and clean towels in all the bathrooms.
Only very basic toiletries are provided, so guests are requested to bring their own.
Internet Access
You have full Internet access in the property.
Password access for the Wi-Fi can be found on the router box or in the welcome folder.
Housekeeping
We do not provide a typical Hotel style service of daily housekeeping. Our Serviced Apartments are only cleaned mid-stay for guests booking 7 nights or longer.
No Smoking & Candle Policy
Please note it is a non-smoking house. We do not permit the use of candles or other naked flames.
A charge of £250 per night will be applied in the event that smoking has occurred in the property.
Additional Guests
Property rates vary on the date and number of adults occupying the property. To accommodate more guests you will need to change your reservation and make the necessary adjustment to payment. Should it be known that there have been guests in the property over and above the amount noted in the reservation, we reserve the right to charge at £50 per person, per night.
Payment
Full payment will be taken 30 days before date of arrival.
Security deposit of £150 will be taken on date of arrival or combined with rental fee – Guests preference .
Cancellation
If booking is cancelled up to 30 days in advance of date of arrival, then no fee will be charged other than the original deposit which will be held and is non refundable.
If booking is cancelled after this time, no refund will be given
In the case of a guest no-show, no refund will be given.
Please note that while no money will actually be taken for the security deposit at this time, pre-authorised charges will be reflected in your available fund balance and spending limit of the card for the duration of the arrangement.
Security deposit will be refunded after we have checked the condition of the apartment and its contents. This will usually be upon the day of departure.
Liability for Losses and Damage to Customer’s Property
we are not able to provide insurance for personal effects.
Liability for Losses and Damage to EAA Property
Guests are responsible for taking reasonable care of the property and its contents during their stay.
They are also responsible for the conduct of anyone else occupying the property during their stay.
All furniture, decoration, equipment, utensils etc must be left clean and tidy at the end of your stay.
Rubbish must be left in bins. Failure to do so may result in an additional cleaning charge of £15 per hour being applied.
ID
We do require to see identification of the lead booker for all stays .
Guests are reminded that close and where possible lock all doors and windows when leaving the property.
Aside from normal wear and tear, guests and those accompanying them are responsible for any damage to the property or its contents during their stay.
Any damaged or missing items will be charged to the cardholder at cost plus 15% processing fee.
We reserve the right to charge individual guests or lead guests for the cost of rectifying damage which has been caused by the deliberate, negligent or reckless acts of guests to the property or structure. If such damage is discovered during the stay it will be drawn to the guest’s attention but if discovered after guests have departed then we reserve the right to make a charge to the guest’s credit / debit card, or send an invoice for the costs for payment to the registered address. We will however make every effort to rectify any damage internally prior to contracting specialists to make the repairs, and therefore will make every effort to keep any costs that guests would incur to a minimum. Where workmen are required, labour charges will be charged in this way also.
If guests lose keys during their stay they will be charged a call out fee of £60 to provide keys.
Guests are required to show a photo identification and credit card upon check-in.
Please note that all Special Requests are subject to availability and additional charges may apply.
Please inform in advance of your expected arrival time.
Strictly no smoking and noise levels must be kept to a minimum Guests which are found to of been smoking will be charged at £250.
Guests must leave the property as they found it ,we don’t expect pots and pans and rubbish to be left all over for cleaners to tidy up. Please wash all your pots and pans and get rid of rubbish into bags . Additional cleaning will be charged at £15 per hour if apartments are left in this way
